It's true, buying the entry level condo now is what is going to help you buy your dream home down the road. ✨

When you pay your mortgage each month, you are paying a combination of principal and interest. Overtime the amount of principal you pay down increases the amount of equity you have in your home which you can ultimately use towards buying your dream home down the road.

Appreciation is when the value of your home goes up. Say you live in your entry level condo for 5 years and from the time you initially purchased it, the value has gone up by $50,000. That 50k of appreciation is equity which you can/will also use towards purchasing your next/dream home.

One thing I get asked about a lot is the First Time Home Buyers Savings account that has been avaliable for a couple of years now.

It's very similar to the RRSP account where the contributions are tax deductible and you can use the funds towards purchasing your first home.

The benefit of using the FHSA account over your RRSP is that you do not have to pay back the money withdrawn from your FHSA as long as it was used for purchasing your first home. (with the RRSP there is a grace period, but you do have to redeposit/repay the funds withdrawn otherwise it is considered taxible income)

Once you open an FHSA you can contribute a max of $8,000 per year, with a max contribution of $40,000. Unused contribution room does carry over to the following year so if you are planning on purchasing a home in the next 1-3 years, it is a good idea to open the accounts sooner rather than later.
